Once that general contract is executed, with the exception of unforeseen conditions, the client's costs are locked in and the financial risk transfers from the Client to the General Contractor. As Construction Managers, MHCM is involved in all phases of construction from pre-construction to contract closeout. The owner or developer has more involvement than under a General Construction Contract as they are responsible for identifying design priorities, awarding and holding all contracts, providing project funding, approving change orders, subcontractors and suppliers and identifying design priorities.

With the experience and input of MHCM as your Construction Manager, we will assist and advise in all of the above activities as well architect/engineer/contractor selections, provide cost estimates and value engineering, prepare and oversee the master schedule, bid packaging/procurement and permits, full-time on-site project and safety management, budget and change order management, monthly reporting, punch lists and post construction follow-up.

Design/Build is also known as "single responsibility" contracting. It is a project delivery system that has become widely used. The Design/Build option is ideal for owners who want a single point of contact, one that takes full responsibility for the design, management and construction of a project. All the different aspects of the big picture, including all the costs, schedules, quality and management of the entire process are the responsibility of the Design/Builder.
