When we introduce our way of working, with full transparency at all levels, most people are shocked. But, not only is honesty the best policy, it helps anchor a project in reality from the very beginning.
In an ideal world, the pre-construction portion of a new project or renovation should be the longest and most carefully thought out. This is, however, not always the case. Nonetheless at Mid Hudson Construction Management it is the moment when our skills are most finely attuned to scoping the project, to analyzing possible risks, and to ensuring that all parties fully understand the intent of the designer, the needs of the end-user and the steps needed to get the project off on the right footing. Bringing MHCM in at the pre-construction phase reaps great rewards in saving costs and time later.
Communications are key – clarity is the goal
Essential relationships are established at the beginning of a project. Giving all parties a level playing field, full transparency, and input on costs, materials, scheduling and work roles puts the owner in the best position to make good design decisions. Managing construction – and expectations
In the pre-construction phase, the construction manager and the owner share the objective of getting the best price, from the appropriate architect, contractor or supplier within the budget arena that the owner wishes to spend. When starting a project from this perspective it is in the best interests of the owner, architect and construction manager to work together to ensure the project’s success.
When the construction manager reports to the owner at this stage, among the elements where they will provide input include:
- Project scope
- Cost estimates for construction
- Cost comparisons for various systems (framing, HVAC, exterior skin, roofing, etc.)
- Alternatives to materials, systems and design approaches
- Due diligence for permits and zoning requirements and timing needed for approvals
- Project schedule
- Recommendations for subcontractors and bidding process
- Ongoing price checks to keep within budget
- Project troubleshooting to prevent late-breaking change orders
